Willow Valley Announces Timeline for Mosaic Project
Willow Valley Communities has unveiled a timeline for its Mosaic development, a striking 20-story residential tower aimed at active adults aged 55 and older, located in downtown Lancaster, Pennsylvania. According to a recent news release, a building permit application was submitted this month, with construction slated to commence in the spring. Resident move-ins are expected to begin in early 2029.
The Mosaic project will feature 146 single-level residences, ranging from 1,600 to 3,300 square feet, alongside ground-level retail and dining options accessible to the public. Additionally, the tower will offer a variety of amenities tailored for residents of Willow Valley Communities.

McDowell Housing Partners Starts on Affordable Housing
McDowell Housing Partners has commenced construction on Ekos at Pembroke Park, a 10-story, 150-unit affordable senior housing community. This project marks the area’s first Live Local development and represents McDowell’s 16th affordable living community.
Located in Pembroke Park, Florida, Ekos follows the successful construction of Douglas Gardens Senior Health and Living, a 410-unit community in Pembroke Pines, which is the largest affordable living development for seniors in Broward County. Patrick McDowell, Chairman & CEO of McDowell Housing Partners, stated, “Ekos at Pembroke Park is our second affordable community in Broward County with 150 apartments for seniors that will also provide direct access to supportive services to help residents thrive and age in place with dignity.”
Ekos at Pembroke Park will offer 150 well-appointed one-bedroom units, each ranging from 657 to 680 square feet within a modern 10-story residential building.
Willamette View Receives Sustainability Recognition
Willamette View, a senior living community near Portland, Oregon, has been honored as a Gold Leader in Sustainability following a multi-year modernization effort. Between 2022 and 2025, the community has expanded its electric vehicle charging infrastructure, planned native plants along its riverwalk, and increased access to reusable “to-go” food containers. They have also prioritized high-efficiency cooling, heating, and laundry systems.
An ongoing solar project is expected to be completed this fall, further enhancing the community’s commitment to clean energy. Willamette View is utilizing incentives from the Energy Trust of Oregon, federal tax credits, and a grant from the Blue Heron Foundation to fund a 77-kilowatt solar array installed on one of its rooftops. Recently, The Neighborhoods, Willamette View’s Assisted Living residences, underwent a full renovation to improve energy efficiency and extend the building’s lifespan.

Commonwealth Senior Living Finishes Renovation Effort
Commonwealth Senior Living has announced the completion of a renovation project aimed at adding memory care units to Commonwealth Senior Living at Manassas. The renovations included a 25-bed memory care neighborhood, a new activity room, fitness and therapy spaces, as well as facade renovations with new siding and windows.
Earl Parker, President and CEO of Commonwealth Senior Living, expressed excitement about revitalizing the community and enhancing care for residents and their families. “For the past 23 years, we have built a national reputation for developing and implementing an award-winning approach to caring for seniors,” he noted.
Front Porch Acquires ARCH Development Firm
Front Porch Communities and Services has acquired ARCH, integrating the development advisory firm as its in-house partner to manage capital projects across its 16 California communities. Annually, Front Porch invests over $100 million in capital projects, and this acquisition aims to centralize development for greater impact.
ARCH currently oversees more than $500 million in projects in senior, learning, and healing environments. Frank Muraca, the founder of ARCH, will join Front Porch as chief development officer while continuing to lead ARCH.
The Shelton Grove, a new senior living community in Shelton, Connecticut, recently celebrated the grand opening of its 96-unit property. Shelton Grove features a curated selection of studio apartments and two-bedroom penthouse units designed to meet the needs of today’s senior living residents.
Each residence boasts updated interiors, full kitchens, and access to amenities such as a fitness center, outdoor pool, clubhouse, private courtyard, outdoor grill and dining area, laundry facilities, and dedicated parking.
